$50 on the 4th, $10 per day thereafter. I have one tenant who I have been way too lenient with, but he is repaying the favor by being late enough every single month to line my pockets with at least $100. What a guy!

To you and all aspiring Mr. Whizbangs out there. Rest assured, this can be an ethical way to make money while helping to bring buyers and sellers together. In my market in central Texas, most wholesale transactions involve a double close so as to avoid any sticky legal situations.

Disclaimer: I am not a wholesaler, and never want to be. I already have a 9 to 5. I'm a real estate investor, but I have purchased property from a wholesaler.
