There's a super annoying man at my JOB that always says the problem is "we don't know what we don't know." He says it all the time but he has a good point. You can read everything there is on REI, and believe me I have tried to do so, but until you get out there and do it, you don't know what all is missing from the books.

Welcome @Nicholas Thompson ! It's true Austin proper is very tough for cash flow right now, but there are lots of good areas in central Texas where you can buy and hold. I just picked up a good one in San Antonio.

@John Giamundo I think every lender I've worked with has told me at some point they will probably not be able to get my loan approved, but a good mortgage broker will persevere just like a good investor.

That's going to make such a good story when we write our memoirs later on!

I do not know how experienced this guy was. He seemed like he knew what he was doing, and, unfortunately, I must admit I selected him completely based on his lower price than other bids. I think it could use more coats, but he has already applied the polyurethane finish today. So I think its too late to apply any more stain.

Rental comps run about 1500 for a three/two, but this is a four bed, and a little larger. I'll probably go a little higher, and see if I get any bites.

Thanks everybody for the replies. I have been worried about it since yesterday, and I know I can't really pay for more work on these floors on my budget.

Hello BP!

I need your opinion on the flooring job in my latest acquisition. I pulled carpet and had a local contractor sand/refinish the original wood floors. He tells me this is the best he can get them to look. I can't decide if they are blotchy and ugly or if this will be the kind of irregularity to give the property character.

For context, this is a SFR rental in an older part of town. The house is about 75 years old.

Opinions please!

Depends on your area of course, but in my neck of the woods a person paying $1,600 for an apartment would expect a decent kitchen. I say do it.

Charge the late fees as indicated in [required by] your lease contract. I consider my leases to be a binding contract indicating what I am responsible for and what the tenant is responsible for. Not assessing the late fees tells your tenant she can pay whenever is convenient. I think this is as important, if not more important, in the first month of the lease term.
