All of 35824 is fantastic for rentals really. It is so close to Gate 7 that the convenience alone and the relatively high income to Arsenal employees makes it a big win.

Crime is a lot worst reading it online than living here.
In my opinion there are zero bad areas in Huntsville but several bad streets.
Hire a Realtor and a good property manager and your job is done.

I have had great experience with Professional Management Services, the are centrally located in Huntsville on Sparkman Drive. I have a few single family rentals/LTR with them.
The good news is that there are several great choices in the area. Discuss what you personally want in a PM and negotiate.

Shop. Just like with ATM fees you know which locations to avoid and which ones you are willing to pay. Be upfront with the lenders you contract on what your goals are, (minimal closing costs, ease of transaction) and have them compete for your business. Typically smaller banks and credit unions have more flexibility to offer you a discount that the big boys do. Good luck.

**My opinion** No real C-Class zip codes in Huntsville. Definitely some C-Class Streets and some C-Class subdivisions. Mostly in 35805 and 35810......

You have chosen a great area and house hacking is a win 99 out of 100 times in my book.
Do keep in mind however that the VA is very particular about property conditions for their appraisals. It may be a tougher negotiation on price as the seller would likely need to make repairs to meet VA appraisal conditions prior to the loan closing.

Definitely Class C or maybe even Class D :) . You would need a good property manager to screen tenants to keep vacancies low.
