Sorry, I forgot to mention what I look for in the Austin area for purchasing rental SFH.

We personally consider cash flow, potential up-side appreciation, capital requirements, amount of initial work necessary, and distance from our home-base.

Every investors situation is so unique, that I think each one has to start with their priority (ie., I want $300+ in cash flow) and then look at those properties that come on the radar to see if they fit your other reqs:
- upside appreciation?
-how much of my capital is this going to absorb?
-how much trouble is it to me (distance, neighborhood, etc.)

For me, if it cash-flows $300+ and I can stomach the answers to the other questions, that property is a strong candidate.

Hope that helps. There is probably someone on BP with a much more prudent answer!

Like mentioned in the thread, you will have to go ghetto or go cheap... and going cheap is not very common in Austin. I would say that if that becomes your business plan for acquiring rentals, you may miss a few good opportunities!

Thomas Blue Sorry, my friend, I have not a clue as to why! Having UT in the heart of Austin can't hurt. Also, this is Dell's hometown and many other tech companies have set up shop here, ie. Google, AMD, Motorola, etc...

Thomas Blue When you move here, you will understand! I can't give you "data", but I can tell you that the city tried very hard to keep it small, slowing some of the growth and creating a very nice environment in the city. It still feels "hometown-ish", even though it is now a large city. Through the real estate downturn, Austin remained very stable, and it was never over-inflated like Vegas or Phoenix. Austin has brought a lot of strong companies into the city, keeping jobs flowing. Did I mention it is beautiful here?

Sounds great, I am way down South, so something more central would help me, but if most are North I will go with what helps the group ;)
