Jon Klaus I haven't had to buy cabinets in a while, but a fellow investor gets his at the Ikea store in North Austin. His carpenter puts them together and hangs them. They always look great. I have yet to put granite in a flip, so I am no help there!

Thanks Jon, the $1.50 is for material only. So, you think the vinyl wears better than the laminate wood? I have had conflicting opinions about that. I do plan on putting tile in the wet areas to break up the look. Have you seen the sheet vinyl that they put in apartments? My friend has it in his apartment and it looks amazing.

This is definitely a topic that should be addressed. Derrick Brooks, the fact that your attorney is telling you this should give you an idea of what it looks like legally. I believe that a wholesaler should disclose the fact that they may not be the end buyer BEFORE it is placed under contract. You can say, "There is a strong likelihood that an investor partner will close the sale of this property". You have to remember that this is the largest investment that some people will make in their whole life. They should be handled carefully. If you can not close the sale, you could put them in a bad situation.

I am about to put new flooring in a single family rental. I want it to be very durable and trendy but not too expensive. I am willing to spend about $1.50/ft for tile or a "wood look" laminate. I want to do a combo of those two. Any suggestions? The house will rent for about $1,400, so I want it to look nice enough!

I would ask, why would you want to buy a duplex for $125k if it is only worth $100-110k? If strictly for cash flow, is it going to be good cash flow for you? If you get a loan and they require an appraisal, you may have to put down a lot more cash to meet the banks requirements. Just some thoughts...
