Did you start it yet? I started with allied last week. I chose to go with the Legal Aspects of Real Estate course. I figured it never hurts to have additional knowledge of Real Estate Law.

Many people here have recommended RTA (Ready To Assemble) cabinets. That is what I plan on using in my house. They come shipped in flat boxes, and you put them together yourself. They usually have an easy assembly system that allows you to assemble each cabinet in just a few minutes.
Most RTA cabinet distributors don't use particle board like you'll find in the off the shelf Home Depot cabinets. They'll use plywood for the sides and back which makes them more durable and less prone to water damage. The fronts and doors are usually solid wood.
Just do a google search for RTA cabinets and you should find a bunch of websites for them.

Also, be sure to had the soft close door hinges. Most of the sites sell them for just a few dollars per door.

I agree with the others about the signs. If I was looking for a place to rent and saw all the signs up and down the street I would assume they were all empty. Then I'd wonder why no one wanted to live there and question if there was something wrong with the area that I wasn't aware of.

Thanks for your responses. My plan was to use a GC to oversee most of the work, and I would stop by in the evenings to check the progress, and do some work on the weekends.
@Erica Osborn How long would you say your rehabs typically take, and how many flips are you doing a year while working full time?

A flip is when you purchase a property, and then turn around and resell it within a short period of time. Most flips are rehabbed, however not always. If you purchased a house at a steep enough discount, then you could just resell it without doing any work to it for a profit.
