Nicole & Rick, thank you for sharing.  My friend and his wife are moving down to Albuquerque with their 5 young children, so they would be looking for a house that would accommodate a large family.  They will be staying at a friend's house for a month or so but want to settle in somewhere as soon as they can.  I'll definitely suggest that they check out Taylor Ranch.  How is the overall RE market in Albuquerque at the moment?  What's the foreclosure inventory in the area?

I have a friend that is moving to Albuquerque with his family and is looking for a lease option for him primary residence.  I'd love to get some insight on the Albuquerque market from the bp world.  Anyone out there familiar with this market?  Any recommendations on neighborhoods to look at? j

Grant, It's good to know there are folks in the area still making the numbers work.  It would be interesting to see an expansion to the 2% rule that has regional add ons for things like rent growth, appreciation, and other local factors. Kind of like an if / else type decision gate tool....BP calc team what do you think?

Ran the numbers on twin duplexes on a parsel in Everett today and they just cleared the 0.5% rule. Ha ha.  Perhaps I should stick to the hops @chris newman

Hi BP, my name is Jason from lake Stevens, WA and I am getting going with REI in the snohomish county area. I'm interested in multi family buy & hold in the north everett, lake stevens, and snohomish zips. My current research has been focused on the north Everett area and I'd love to hear some boots on the ground feedback on the rental vib in this area. I work full time but love real estate and am now in a position to move forward with some rentals or other RE opportunities that work in my farmland.
