@Amine Nhila in year 2 you will likely have a large bump in prop tax with current assessed value under $200k.

I've looked into it a little bit and concluded a lot of the inventory is teardown or requires significant investment.  I've concluded that most items that are worth having are picked up at sheriff sale by the smart money.

@Liam Mooney for the lease and other common forms, I suggest joining the Washington landlord association. BP also has some forms if you are considering a pro account. In both cases the forms have already had legal review.

This might not be as sexy, but have you considered just putting in a RV pad with water/electric?  This would reduce your up front investment and save you on cleaning fees, etc.  I believe the KOA in town charges $100+ per night and the thousand trails out in Plain is ~ $60 for non-members as a reference.  These places have other amenities, but if you have river front, a bit more privacy, and reasonable access to levenworth your property may be marketable to full time RVers for extended stays.

I locked in 30yr fixed 4.5% (+ $750 credit) on a rental cash out refi a few weeks ago through consumer direct mortgage.  As a primary residence, I'd expect a little better than your quote, but rates are trending up.

Hello Carly,  Is the house vacant?  What other leins are on the property?  I would not recommend paying the seller anything with no equity in the property.  Also, what is your exit strategy with this property?  With no equity to work with I'm not seeing many options here knowing that the bank will eventually want their house back.
