Hi Mitchlyn,

The numbers look pretty solid.  Depending on how you cover the funding fee, this may adjust your p&I a bit, but either way your cash on cash return looks stellar.  Is this property within commuting distance to the naval station?  This could be a plus for rent security, but may increase turnover.  Also, any opportunity to gain additional income by adding storage of some type?  Thanks for sharing.

Hi Christian, what's the term on your hard money loan?  Perhaps you can heloc your other property to close out the hard money loan while you get your rehab property rented and wait on the seasoning period to expire.

I'm pretty happy with a set of shaker cabinets from cliq studios.  They came out of Indiana pre-assembled.

Back in May Butler & Hosch (a large foreclosure firm) which is the parent company of several trustee companies (e.g. RTS pacific) announced its closure.  Is anyone seeing an impact to trustee sales due to this closure?

Has anyone dealt with death watch beetles in the Seattle area? FHA says no go.
