I did talk to my broker regarding the purchase of a home and he mentioned all I would need to do is mention it in the special provisions.

How does my broker intervene with my personal purchases? I'm not representing anyone and I have an equitable interest in the property.
I guess I will just write up a short 2-3 sentence paragraph that I can have the seller sign each time just in case something happens, I can pull that out and show that they were fully aware that I was not misusing my license nor representing anyone, in the transaction.

Oh and if this is a separate form I can use, should I keep this for my own private records in case anything legal-wise comes up? Or go ahead and send it in with contract to Title co.?

I'm a Realtor in Tx. Is there a disclosure contract/form out there that I can use when purchasing a property as an investor? I know I must provide full disclosure to the seller. Should I note this in the purchase contract or have them sign a separate addenda noting that they are fully aware that I'm an agent, but in no way are representing them, acting as an agent, or misusing my license?
Please advise!

Can anyone refer me to a Title co. you have used in Houston for a simultaneous closing?

I'm certainly aware of that Dave. What I'm referring to is -- I purchase the property, but I split ownership of the property with the birddog, to avoid having to pay a fee. Like an 80/20 split, 90/10... So I would assume both our names would be on the title. After closing, I either buy the buyer out for his % of ownership, or he collects his % of ownership from the profits we make on the flip, and I collect the rest.
How would you go about structuring this split of ownership in the contract, if even possible?
