I'm a licensee investor in TX and one of my birddogs wants to structure a contract with me to ensure she gets paid properly. I am walking on thin ice here? I know there is always an ongoing debate about how birddogging is legal/illegal, and the fact that I am licensed automatically puts me on a higher pedastal. What is the best way to proceed here?
Please advise!

I feel ya Kenneth. I'm in Houston also. I'm interested in hearing anyone that responds to this post.
Are you interested in birddogging perhaps while you learn the ropes? It will keep that 2K in your pocket!
Regardless, shoot me a colleague invite and let's share ideas. Check out our website too.

How do you find REO's on MLS? I've been looking but can't seem to find the right search tool.

What are some of the best ways to market with a low budget starting out? I'd be interested in hearing several different opinions!

Thanks!

In your opinion, for a newbie wholesaler, what marketing techniques would you believe to be most cost effective on a limited budget, let's say 3K.
Lists/mailouts? (Specific target list?) Bandit signs? Internet marketing? Driving for $?
The buyer's list is growing, and it's time to take action. What do you recommend?
Your opinion is appreciated and needed!
