Welcome to BP Daniel!! It is a great resource and I am sure if you look thru the blogs and forums all these questions can be answered there. If I were looking into wholesaling in Indiana I would reach out to Brett Snodgrass and Shawn Holsapple. They are a wealth of knowledge.

To qualify as a turnkey, from my understanding of the term, the property needs to be rented and managed. You will be hard pressed to find an out of state investor without those two things in place.
