Thanks for your input!! I plan on having and keeping a sizable cash reserve and think that 6 months will cover my needs. I did not think about the tax write off of the interest as you mentioned though!

Nathan- What kind of time line are you expecting your debt pay down plan to take?

Hey BP, 

Who has experience in building SFHs for rentals? If you do what market factors do you look at as to decide if its a good investment in your market? Is the profit margin that much tighter? What other considerations might you have?

Hey BP!

I am discussing the merits of loan pay down and cash flow with my business partner aka wife. She raised the question of which is better for our long term buy and hold strategy. I have to admit I am stumped so I figured I'd ask the PROs. Which would you be more concerned with loan pay down ie 15 year mortgage or having more cash flow?

So I am researching property management companies in the Fort Wayne area. Does anyone have a good trustable company that I can use with little conflict as an out of state investor?

Nice to meet you Kerry! I must say that I am slightly jealous that I will never get thr chance to be stationed in Florida. The closest I have come is South Carolina and I sure do miss the east coast and southern hospitality. Thank you for your service. How far out are you all from retirement?
