I went to my first REIA meeting last night here in Fayetteville. It was way more than I expected. A group 14 people with all kinds of knowledge, and were willing to share it. I have heard that you should be an LLC and then file as a S corp. My accountant to day told me that i should just be an S corp due to a few reasons. I am new in the real estate game and would like some opinions and why.

I like this post. It falls in line with the morality of the wholesaler. I see a lot of wholesaler bashing going on around the forum. Investors don't like to deal with new ones because there are too many people getting into this for a quick buck and never produce or give them crappy deals to sort through. But on the other hand, on this type of platform I would think it would be encouraged. The cream will rise to the top. I am from Fayetteville NC. I searched all the members in this town and 75% of the profiles haven't been active in over a year. They fall off when they realize it won't be handed to them on a plate. It is hard to get established in the beginning because of this. In business, whether it's Lowes, Walmart or the pizza joint, It is buy low, sell high. 10 years ago my friend managed a pizza franchise and told me it costed 75 cents to make a supreme pizza that they then sold for $16 to $20. Real estate is no different. I have had to sell a car for well under value when I was in a pinch. It just was what I had to do. I don't condone swindling grandmas house for nothing but at the same time, I'll pay $20k for a $100k house that they need to sell and can't get it done any other way. Interested in hearing some other opinions

I feel like buy and hold is the best strategy.  I am an accidental landlord through an inherited house.  I sometimes don't like it, but only because of some bad decisions I made.  And the fact that it is on the same property I live on.  I think it may be different if it was not so close and I used a property manager.

Are there any real estate investing strategies you use besides rental cash flow for long term?

I think you should do a Joint Venture Contract.  I think Brandon 50% of a deal is better than 100% of no deal.  Just be sure you are sure of the other wholesaler.  If they act like they don't want the partnership on paper, I probably wouldn't do it.
