Tony, my concern is should i start out small and simple, duplex (only having 1 tenant to start with) or go the 4plex route (and have 3 units to worry about,) but possibly be able to have more money coming in, and be more comfortable?

So should i start out taking baby steps, or should I put on my big boy britches, get off the bench, and start playing ball with the big boys, so to speak?

I am looking to purchase my first investment property. For someone starting out, should I aim for a duplex or 4plex? I would "owner occupy" one unit for a bit, then move out and rent it. I know that once I find a property, i have to run the numbers to make sure it is worth it, but was just unsure about which to purchase.

Also, if anyone knows of a good REA that knows about investment properties in the Bryan/College Station area, please let me know.

Thanks for the advice everyone. I know I want to start, just not too sure where exactly. It's pretty much a toss up between a 4plex, where my rent would be paid, or buying a fixer upper, living in it, and then eventually selling. Both options to me have pros & cons, its just finding the right property.

Found a house that is in foreclosure. Its priced a tad high, but think that maybe then can be talked down. It needs a fair amount of work. Has anyone ever purchased a house, fixed it up over a period of time, and then sold it/rented it and made money? How do you go about figuring out if you can make money on the deal? Any help would be greatly appreciated.

I actually live here in College Station right now, and am looking for my first property. Im looking into purchasing a 4 plex, live in one side and rent out the other 3. It is a way that I can live rent free. I will be going the FHA route, and putting down 3.5%. I've looked at a few duplexes, but I wouldnt be able to live free that way. Once you hit town, if you need anything, or just want to compare notes & thoughts, hit me up. Always looking for someone to bounce ideas off of.

I hate going to look at a house or any property for that matter if someone is there. I dont feel comfortable enough to walk around and look at things plus I dont want to say any negative comments infront of the person who lives there.
