Sean I have not filed recently but I know my brokerage is telling me that everything is backed up and taking much longer then expected.  I would expect a month plus before you hear back

I agree with @Brian J Allen.  Just like all realtors, all home inspectors are not the same.  I wouldn't want a Realtor who only does luxary homes to help me buy a multi. I also wouldn't want a home inspector like this.  When inspecting a multi you are looking for a lot of the same things, some different.  My biggest concern would be their expectations of the state of the home. If I am buying a luxary home I am looking for everything to be perfect, but if I am buying a worn multi I know things are going to not be perfect and ill need some repairs.  What is a big deal to me changes in each circumstance .

In Ma it all depends on your price point or what you are looking for.  The closer to boston you go the higher equity you will gain over time with less cash flow.  Central and West brings more cash flow but less equity growth.  Personally I am looking West of Leominster for my properties.  I am a big fan of Fitchburg, Gardner, and Athol.  I have a  property in Fitchburg right now.  Selling a 4 Family in Athol, and have an offer on a 3 family in Athol as we speak.  Fell free to reach out.  I would be glad to get on the phone and talk.

Thats nice! Based on how rental prices have been soaring up in Fitchburg; it makes me wish I have more then 1

I invested in Athol and Fitchburg so far.  I prefer the C - B areas as these cash flow well and I can get a better class of tenant.  There are hidden costs in investing in War Zones.  You have to budget more for repairs as these tenants will take less care of the place they are living typically.  Also, the percent chance of an eviction goes up.  MA is a very tenant friendly state nd that eviction can be very very costly

I know a lot of people replied to this and I didnt read them all so I am sorry if I am repeating.  If you used the MAR form for Massachusetts then it specifically states in there

"8.Buyer's default.  If the buyer defaults in the buyer's obligations, all monies tendered as deposit shall be paid to the seller as liquidated damages and shall be the SELLER'S sole remedy.  

Based on this they should not be able to sue you for damages.  I have argued this in the past.  You may have to give up your deposit and that is a cost of doing business in this business.

I am working on my first long distance buys too. I have a few offers out and it a bit scary.  My realtor advised me to have both a inspection and a GC to come through.  They had let me know the GC isn't looking at some big things.  I still am confused how the GC can miss things an inspector would catch.
