This would depend what you are using for a loan product. If you are using a traditional loan that would depend on the amount you are trying to refinance for. They will take into account your income and your debts to make a Debt to Income ratio. All the typical loan products such as FHA and Conventional have a maximum Debt/Income you have to be at

Zillow actually posts how inaccurate they are.  I used their numbers to do a youtube video at one point. Just google zestimate accuracy and you will see the Zillow link that breaks it down by different areas.

Some places like Fitchburg you can get a 9 or 10 cap.  You just need to find the right deal.  We have a few over a 10 cap.

The only other way I could think of is you sell to him, cover the down payment so they don't need to put anything down and take a percentage or a private money loan.  I don't like the loan part because, aside from a personal guarantee,  you really have no leverage to get your loan paid.  I am not a fan of being a second lien

As a real estate agent and investor I like wholesalers, but I third the point made by @Jonathan Bombaci and @Donald Dooley, you need to be ethical and straightforward about it. As an investor a good wholesaler can bring me great properties. As a realtor you may send me a home that I can help my clients buy without fighting 50 other people for it. I recently talked to someone who had an issue with wholesalers and was very angry. The wholesaler misrepresented themselves as the buyer and then put the home on MLS. He was very surprised and cancelled the contract with the wholesaler (unsure how).
