Hey All,

We are planning another event next Tuesday from 7-10pm at Commerce Bar and Grill  (same place as last month).  Guest Speaker is Todd Chunn, fellow Real Estate Investor, Flipper, Wholesaler and Mentor.  Topic will focus on Wholesaling Real Estate... Ways to find Leads (No Leads, No Deals)... How to Wholesale a pre-foreclosure and/or a foreclosure type deal.

Where: Commerce Bar and Grill, 2215 Haggerty Rd, Commerce Township, MI 48390

    When: November 8, 2022 @ 7PM

    @Jay Hinrichs. Restarting an old thread here but looking to do my first sub 2 deal. The seller currently has and escrow account with their mortgage company paying taxes and insurance. Based on their mortgage statement it looks like they are overpaying for insurance. Question is can they cancel their insurance policy and have us put insurance on the property without creating a red flag for the mortgage company in regard to due on sale.

    Hi all, Looking for help describing a Subject To offer to an interested seller.  I do not currently have a relationship with the seller as the lead was obtained as a cold call, we met 1 time when I viewed the property. 

    I have not purchased a home using subject 2 before however I understand the concept. 

    Deal Specifics: Triplex. Currently only 1 unit is occupied, 2 are vacant. Gross rent potential is about $1800 with landlord paying all utilities. The home only needs minimal repairs, about 5-7K to get the unoccupied units rent ready. My offer which the seller has expressed interest in accepting was me taking over the loan, balance of 35K, and giving him 3K in cash. Current loan payment is just under $500/mo PITI. He currently owes about 35K on the loan. ARV is about 50K.

    I do have the ability to pay cash, which I could provide proof of to provide security to the seller, however the benefit to me would be preserving that cash for another deal. 

    Main focus would be overcoming the objection of legality of the sale, potential of lender calling the loan, and simple terms to layout the process to the seller.

    No communication. We applied for 6 different LLCs.  Received advance for 1 but no correspondence.

    I just received an email about the EIDL but more informational opposed to anything about our application.  I filled out our applications on 4/1/2020.

    @Nat Chan if they look bad I would only pay if redone. This should be done with tact though. I have been in this situation quite a few times where the contractor thinks he/she is saving you money by using some random material. What I have done is started with a ‘thank you for trying to save money’.

    Then pause so they can feel validated.

    Then go on to explain why you chose a specific product and why you have to be a stickler in this one. Let them know that you appreciate the attempt to save money and ask them to reach out first next time as you really would like to entertain these suggestions.

    @Steven Ko BS Fee. Politely tell the agent you do not pay Transaction fees. This type of fee is meant to pad the commission.
