I would always lean towards kitchen and bathroom upgrades for 2 reasons. They add the most recoverable equity (80-90% of that invested) and those are the areas that people tend to want the best in.

I upgrade all of my homes with granite countertops and new appliances in the kitchen and came up with a cookie cutter look for my baths years ago (time to update with the trends). This helps me get my homes rented fast and aids in retention of my tenants. I also get top of the market rents too btw.

With all the investors BP has on here it seems we could make a big dent in the vote by all of us contacting our representatives and asking them to vote down any act that will:

-take always property owners rights

-transfer the finically burdens of others into property owners with no relief for them

It’s hard to believe but our representatives DO want to hear for us. I have called various times in the past and have always been well received.

They want to represent you, tell them how you feel so they can do so accordingly.

So in the last few months I have had to reach out to my insurance agent a couple of time and have not been able to reach him taking over a week to hear back from him after multiple voicemails and emails.  Only after I threaten to pull my business we he then reply.  I dont feel as though I can count on him  and obviously I cant wait a week to start the process of filing a claim if I needed to so I am looking to find a new agent.  

What do you look for in an agent?  Any recommendations or referrals of someone who is fairly priced and will actually answer or return calls?

I would show up with a friend as a potential tenant and take pictures of the house to be posted for a rental ad.  Catch a  few pics of their naked behind and post it in the ad.  Willing to bet that they wont do that second time.

Looking to find a quality contractor in Fort Worth. You guys know what an investor wants from a contractor so I wont go into those basic attributes.  I am looking primarily for an general contractor that can handle hole house rehabs.

If she is like most every other kid these days maybe she can run a social media platform for your business. List properties on sites and promote your properties.

Do you currently own this property free and clear? And if so is it held in your name or wife's name or under an entity like an LLC. If you own it you could always sale it from one person to another or from an LLC to an individual. A advantage of this is it will allow the mortgage to qualify for a typical mortgage instead of a refi give it you a better interest rate and it circumvents the 6 month seasoning period.
