One property I found is 'double zoned', according to my agent. I searched this term in BP and Google but was not able to find any clear answer. Does it mean that I can use the property on the land as either commercial or residential? Is this the same with 'mixed-use'?
Also, what is the best way to find the tru zone info of a property?

Hi all, I am new to BRRRR. Do you think this is OK deal or not?
PP: 150k.
rehab estimate; 40-50k
ARV: 230-250k
Rent potential: 1700 per month
DFW is a hot market and hard to find good deal.
If total cash in (purchasing and rehab) is 200k, with ARV 240k, I think I can refi 180k (75%) after regab. I will end up leaving 20k.
I think this property also has some appreciation potential as well and want to hold it.
What do you think?

@Andrew Bang, I am new to rehab and thanks for sharing this. Just curious if the $/sqft you shared is based on recent data? Just curious if recent high inflation is reflected in your estimate or not.

Hi,
I am a new investor in Fort Worth TX. I learned about BRRRR and would like to try it. However, there seems no property that I can buy below market value to make the BRRRR to work.
I don't want to buy a turn key property and end up leaving huge amount of capital in the property. If I buy turn key property, I wont have much capital left for next investment. Also, I have not seen any property that would cash flow with turn key in DFW. I have been listening BP podcast for the past one year and it seems even the experienced investors are struggling to find good deals in this market. I only lived in DFW area in US and prefer to invest in DFW since I am more familiar with this area than others.
I would like to keep investing by pulling my capital back after closing next deal (not sure what the next deal is going to be). I would appreciate any advice.

@Sameer Bhalesha Thanks for sharing your thought. City-Data Map seems useful. I have been looking for SFH properties that meet 1% rule in DFW area but I dont think it exist (especially turn key) in this market.
