Does anyone in this group have a copy of a long term lease they could share? I have a new property and have not dong long term rentals in SC before. Specifically it is in Blythewood, Richland County. Thanks in advance!

Hi Anthony,
We invest in Colombia but haven't made it to Medellin. Can you give me more details about the property and how much you are asking? You can also DM me if it's easier.
Thanks!
Jonathan

Hi Terry!
My family has a couple apartments in Bogota, but have had them for a long time and not really actively looking for new properties in Colombia. What is bringing you to look at investing in Medellin? I hear that there are a lot of business travelers there but don't know much more than that about that market. What questions did you have? There are not many on BP that invest down there I have noticed.
It just seem like the wild west, I am looking for someone reputable to help invest in STR there.
Gotcha! Well I don't know anyone down there for that. My suggestion would be to find a real estate firm that operates in both countries and go from there. I believe I have seen re/max agents in both places. Best of luck!

Post: Airbnb requests to shorten stay for refund and does not leave

Quote from @Kyler J Sloan:
The complaint she had for leaving early was that of mice.
I have an exterminator scheduled for the 8th but agreed to let her leave early so that I could spend the next couple of days while it is vacant setting traps literally everywhere doing my best to rid myself of them before my next guest arrived.
That was the only reason I agreed to issue the refund.
But, then she decided to stay the last night after it was given.
I'll contact Airbnb and ask them not to withhold the refund amount from my next payout since they decided to stay.
Understood, instead of asking them to withhold, can you still alter the reservation to show that they stayed the extra night? Change it and charge it back to them. If not send a request for money for the extra night and be sure to document that they decided to extend the stay to the original date after all.
This way you have some documentation on them sending you the message to stay and you charging them for the night. After that I would then involve Airbnb if the payout doesn't go through.

I started using pricelabs for automated pricing, Guesty for automation of everything else. I have had good success with those two starting out. Feel free to reach out if you want any details or have more questions.
