Quote from @Marc Gaskins:
Hey guys,
I am in the Charleston area. My dad lives up in the Murrells Inlet area & has a STR in an older hotel. Does anyone on here sublet condos, then turn them into STR? He is 72 & doesn't want to deal with running the Airbnb anymore. I was mentioning Airbnb Arbitrage to him. He may be interesting in subleasing for that, or he may also be looking to potentially sell in the $130k range.
I can get more information. I figured I would drop a line here to see if anyone was interested. I can get more details soon. We just had a brief conversation this morning about it, so I jumped on BP to see what was up. I will contact him about the Airbnb listing, or an address. I may have jumped the gun here posting this, but I just wanted to see the interest.
Thanks
Marc

Hi Erika,
I have not had luck finsing anything on BP for our Bogotá, Colombia property. I would suggest searching and connecting with folks via FB groups. I would start with this group that is very active and you will likey find groups or folks that you can reach out to for info.
COMPRA VENTA IINMUEBLES COLOMBIA
Best of luck with your search!

Quote from @Kevin Luttrell:
As you can see you’ll get a lot of different opinions on VRBO vs Airbnb. I personally much prefer Airbnb over VRBO – I’ve had several issues with VRBO not correctly updating my calendar and pricing. VRBO also accounts for only 1% or 2% of my bookings – apparently it’s not popular in my area.
Jonathan nailed it. I also use Guesty – I pay $18/mo for it and it syncs all my calendars and rates across my different OTAs. No double bookings. One of the big benefits is that you can set it up to add a % to your rates for OTAs with higher commissions. Ex: Airbnb charges hosts 3% while VRBO charges 8%. I have Guesty set up to add 5% on top of my normal rates for VRBO so the payout is about the same as Airbnb.
By the way @Jonathan Avellaneda what other platforms have you had success with besides Airbnb, VRBO and Booking.com?

I would HIGHLY recommend using all the possible platforms you can be on. Listing on Airbnb and syncing the calendars can be done, but my preference is to choose a powerful channel manager to do it all in 1. I use Guesty for this and have loved it. I can only look in 1 place for my listing. It's listed on Airbnb, VRBO, booking.com and a few others. I don't have to worry about double bookings, I can store all my automated messages for all the platforms in 1 place, I see all messages in 1 place, I can block my calendar 1 time if needed in 1 place, and I can automate the cleaning prompts for my cleaner at my determined day/time. It also includes all the info for my cleaner so she knows how many to setup for in the next guest check in.
Syncing calendars is just the beginning of it!

Unless you charge per person, why have them sign anything? As long as they do not exceed the maximum for the house (generally 2 per room), just let go and enjoy having a longer term renter
Curtis- the lease was signed because Washington! Unfortunately if you don't do leases here you are in for a world of hurt! This is a very anti-landlord state.

@Eric Caulley - thank you! I'll check it out. This particular situation is not under Airbnb so i don't have the additional insurance coverage they provide so that is why I'm trying to figure this out.

@Bruce Woodruff - I'm concerned on liability as well. Just trying to cover my basis, I'm not cynical yet , but have been burned a few times so now I'm cautious.

@Paul Sandhu That sounds like a daytime drama you would watch on TV. Days of our Electricians. Hahahaha
Who paid the rent? That would be my only concern on that.

@John Underwood Thanks for your reply. My concern is liability. If someone gets hurt on the property while visiting who is not on the lease or the tenants renters insurance they would come after me wouldn't they?
