Hi All,

Hope everyone is having a great week so far.

I have been using rentometer for a while now just to give me overall ideas of areas.

However, I was curious about what others were using. Are there alternatives? Maybe something you feel works better. Looking forward to it. Thank you.

Hi Everyone,

So I’m looking for software that can be used strictly to create repair tickets and keep up with tenants repair or maintenance requests .

The only one I know of is Avail.co. But I was looking for alternatives. I read online someone refer MaintainX. But that seems more like a job site or large company ticketing system. Even though they advertise for “property managers” as well. 

Something where a tenant can log in and report issues with pictures etc would be awesome.

 I'm absolutely not buying anything other than cash right now. And honestly, holding on cash offer buys as well unless its an outstanding deal. I've already had to deal with two tenants not paying and using Covid as an excuse when they were still working and not affected by the pandemic. One was ousted by their boss. The other tenant was ousted by their roommate. One tenant was taking the others half of the rent and not paying any of the rent to us. So aside from the guy not paying rent when he was working he was also stealing from the roommate. And yes I did my due diligence and credit/background on all these tenants.

These government blanket moratoriums are creating a huge problem with people taking advantage and testing the waters to see what they can get away with. Even with the people who are actually affected, how has it become the landlord's responsibility to bail the tenants out.

If there is a great deal, I will definitely jump on it. Otherwise, I will wait until at least they put some realistic moratorium or some form of rental assistance for those that really do need it.

Does anyone have any recommendations to an eviction attorney in the Southeast Florida area?

I looked through the recommended vendors on the site and didn't have any luck finding one.

Yea... Makes sense. I guess the idea would be to scare them with something. 

I would really only consider this once they are months, 3 or more past due. 

This of course for only those tenants that are just taking advantage of the no eviction situation while they have not been affected. 

Honestly not stressing it because I know eventually the evictions will open again.

then it's going to be the line and backlog of cases going through.

It was just a thought, not a plan. Lol. :)  Not something I plan on doing. Just curious if anyone thought of it or what others thought about it.

Yea. My thoughts were that the orders were not to evict them out of the properties intern leaving them on the streets during this issue. 

However, the contract is an agreement to exchange funds for use. So, they are using and not paying. Breach of contract, which you can sue for. You wouldn't put them on the street. 

Keep in mind to most of these "no eviction" orders apply to only for "non-payment" of rent. If they breach anything else in the contract you can evict them 

Honestly it was just a thought. This situation is unprecedented. So. 

I for one know I have 1 tenant milking this situation completely. The rest I know are having legit issues so I work with them.
