Hi all,

Hope everyone is holding up well. I have a question. Not something I necessarily plan on doing. But came to mind and was curious what others thought.

Alot of states as we know have "no eviction" during this whole Covid situation. 

As a landlord myself, I have been very lenient and working with tenants. Thankfully I'm lucky to have no leverage on my properties. 

With that said. I know some tenants are taking advantage of the situation. 

So to my thought. Even though we can't "evict" a tenant. Can we sue them for breach of contract? I know some situations this would not make sense and be more trouble than it's worth. But legally, can a landlord sue the tenant even though they can't evict the tenant?

just a thought. What do you guys think?

That's what I paid for and my tenant's Evictions did not come up. Not saying that the same would go for your report. But that's the main issue I was having.

Got it.. makes sense. Here in my county the attorney showed me how to go to the public domain county site and get the information just by typing in the tenants information. (Name)

It was just confusing because I was under the impression that info would be listed on the reports.

Yea. I actually have a report that says " evictions 0"

thats why I found it strange and didn't understand.

Hi Everyone,

Had a question, has anyone ever used RentPrep before?

I have a tenant that I am currently evicting. My attorney tells me " Did you not do a background check on this guy? He has 3 evictions in his past over the last 3 years."

I was sort of shocked because I had used RentPrep service and it states "no evictions". 

Im confused. Has anyone had this issues before?

Have a tenant having AC issues. The company I use is closed for an extended time because of the holidays.

Anyone recommend a trust worthy company?

The property is located in South East Florida Dade County.

Thank you, everyone, for all the responses. I actually found a local process server that is affordable. And fast. Nick, using uber is an interesting option. I didn't even know they were allowed to do that. I searched it up and its pretty common practice. At least for packages etc.

Hi Everyone,

So, unfortunately, I'm in a situation where I need to prepare a notice to quit. I was able to get a properly worded copy. My questions are the following if anyone can help.

 
I prefer not to go to the property for this one. The tenants are almost always home and I would prefer to avoid a face to face confrontation with them.

- Can I mail the notice to quit? Certified mail?
- If they ignore the certified mail, is it still considered served?
- Do I add the late fee on the total price of the notice to quit or do I only put the rent that is due?
