 Thank you so much. I actually looked into them. But they want you to be a company that files often from what they explained.. Are you set up with them as a business?

Hi Everyone, how does everyone file their deeds in miami dade county specifically? Mailing it in? In person? I saw they have some options online to efile but the companies only seem to work with companies that file often.

Why are you against using what your tenant is used to that is likely free to you?

I personally don't pay to collect my rent. My tenants mostly deposit directly into my business account at a smaller bank. They get a receipt and I can check online that they have paid. The bigger banks have stopped allowing cash deposits into someone else's account. I have several tenants that pay using Zelle which is supported by most banks and is built into many banking apps. I also have a couple that set up ACH transfers with their bank.

At the end of the day you want the rent into your bank account, so why not cut out all the middlemen that want a fee?

That deposit only ATM card does just that and your tenant is already trained and is OK with it. I see no reason to upset the apple cart. Just my 2cents.

I agree 100% The issue is my bank Chase is asking for me to provide the Tenants Social and all their

info. Which I, unfortunately, don't have. So I'm reaching out to the tenant to get that info but I don't know how comfortable they will be giving me their social. 

 I was trying to be proactive and find another cash deposit solution for the tenant.

Hi Everyone,

 I just purchased a property with a tenant in it. The Tenants had a Deposit Only ATM card with the previous landlord. However, I prefer not to use that.

I have heard of many talk about "pay near me". I contacted them and they responded saying they could not provide service to me directly but that I needed to use a 3rd party processor. I'm a little confused ... Any of you use "pay near me". If so, how do you use it?

Im from the South East Florida area. Im looking to purchase properties to hold and rent. Ive been trying to figure out if I should buy single family, condos or multifamily. Out of the many different variables that go into that choice one that I keep debating is the following:

I hear a lot of people tell me to stay away from Condos because of the unpredictability of HOA fees. Which I agreed with a bit. However, I started thinking. In my area, home insurance rates are through the roof. Obviously hurricanes. Depending on the age of the home they might not even insure it or you jump straight to government-funded or backed insurance.

That alone can equal up to the cost of an average HOA down here and sometimes surpass the monthly cost of an HOA.

I have one property (single family home) that I pay more monthly on home insurance than I pay on HOA in 2 office condos I own.

I dont know much about Multifamily since I dont own any but I can only assume the rates would be even higher.

Im only speaking of home coverage not liability ... 


Any thoughts on that? Maybe some other south Florida investors?

So for us, rent is due on the first. Everyone gets a reminder email 72 hours prior to the rent due date. Our late fee policy is really strict. Our PM software automatically applies a $50 fee on the 2nd. It also sends out an email everyone on that lease that the late fee has been added and their account is past due, if not paid immediately it could result in action up to and including eviction. If they don't pay after receiving the email, we would mail/email and certified mail the official "pay or quit" notice. 5 days after formal notice, then we could start the eviction process. (luckily we haven't ever had to go farther than the past due emails)

The amount of time you have to give them from formal notice to eviction proceedings will vary by state.   

What Property Management software do you use if you don't mind me asking?? I currently use Tenant Cloud, just signed up with them and I'm having a few issues with their system sending out emails to the tenants about the invoices being due.
