While I do agree with the sentiment here Tom, lets remember that it is not a news show but as you say a commentary which is only OPINION.

He feels he delivers that opinion in an entertaining way and hopes to "educate" you to his way of thinking. That does not make it (his opinion) right or factual and is also delivered in a controversial way so as to gain (or maintain) audience share.

While I do agree basically with his sentiment, I have stopped listening as I have more important things to attend to.

It is too bad that even in the reporting side of things that the lawyers use their political slant to bend the laws through word usage, meanings, to protect that slant.

Hey DON, your post was speaking about land that was either improved or had actually changed designation such as from residential to farm, ect., wasn't it?

The more I looked at your reply, I can not believe that vacant land with no designation change could go down that much. But with the excess supply comming on the market due to people's economic needs I can see the possibility of excess supply vs demand actually decreasing even raw land prices.

I just may have proved the last statement of my last post wrong!!!! lol

Since the downturn most people are having trouble keeping their homes, much less any land parcels.

Therefore it is a good time to buy that land from those desperate to sell it and get good pricing.
But to wholesale it will be difficult as those willing to purchase raw land at this point will require that same discount and there will be little room for your profit.

As Don said buy and hold for a few years as land values never go down (the improvement values do, but not the land values). Then you could have the room to sell to a end buyer, developer, ect.

Here lies the key, in #2.

Keep the notes separate!!! This is what the banks did not do, and were allowed (even encouraged in doing it) by government regulators. By combining the two notes into one, you risk the whole thing.

That is a big part of what happened to the economy, but that is another discussion.

It is funny how everyone calls these seller financing notes "sub-prime" when they have the same requirements (see Marc's first paragraph) as the conventional notes.

I never did get this one, Jim. In this business, when grammar really matters, you're supposed to be having an attorney read it.

Supposed to, yes. But when you are just reading a story from the AP wire, you assume that they already had it looked over. That attitude was the beginning of news people not being journalists. They felt that they were covered because they reported it as "AP is reporting" and then just read the story.
Now with everyone knowing that AP is "story central" they feel that they dont even have to make that statement anymore.
And when I said even here about the errors, I was not speaking about the business side, just the political side.
Everyone makes the ocassional error, and that is ok, but when it is continous even after being pointed out to them, then one could assume intent. That is J Scott's belief in this matter and I AGREE. I have seen FOX slant things just as bad as some others.
Maybe it is because my leanings are toward their slant that I do not notice it as much with them, but I have noticed it, if I were to be honest. I would bet JScott could say the same thing about his favorite "source".

You dont have to own a car to be required to have car insurance, just be driving one.
