@Micah Doty I have used D&K and will recommend them. There are others in the market too. Blueridge properties are big in Kingsport and person I know there is a really nice lady. I wouldn't hesitate to get their service if my property was in Kingsport. D&K has more footings in JC. Are you looking for a property manager for SFR or MF? I would say stay away from T.C. Lewis. You can check out signature properties. Be sure to look into online reviews too.

@Derek Tellier and @Marc Cocke Which markets are you or someone you know are targeting for MHP?  I know someone who invests nationwide and particularly in Texas and NC. I have a seller who is interested in selling his MHP in tri-cities region too. 

@Wesley Davis Not sure from your post if you are asking for JV or hard money loan or something else. Lets chat over the phone. I have properties in Tri-cities and exploring the reliable contractors/investors in the area.

Welcome to BP. No one can suggest the right market for you in my opinion. Nobody knows all the market you mentioned here.

You have to come up with certain criteria to narrow down the market.

For e.g. Demography, crime rate, Landlord friendly state, population growth, job growth, flight time from your base to visit the market, weather, Homeowner vs Renters ratio

You have to chat with local investors on BP and understand what they like and don't like.

Reach out to other out of State investors to understand how did they decide on the market.

Read the book on out of state investing by David Greene of BP podcast fame.

Check out Listing Leaders and Prime real estate. I know they have the brokers who are investors too.
