No one knows for sure but I am in the “not in my lifetime camp for sure.” I will say though that using the argument if “banks are smart enough to loan on it” isn’t the best argument at the moment 😂

A lot depends on the market you are in. A lot of new investors don’t figure this out as it changes strategy a lot. If you are in a cash flow market a larger single property often makes more sense. In a strong appreciation market like we invest in SF Bay Area the more properties the more wealth created through appreciation.

If this is in San Francisco let me know I know a great attorney and u will likely need one. No doubt this isn’t the tenants first rodeo with such matters. As a few others have mentioned I would work it out with them stat.

You are right to be worried I know a good number of people who sold and subsequently lost their money over time in bad investments. Keep what u got and use ways mentioned above to make it work.
