Looking for serious investors, those who currently own property, or those who have money or have the time and knowledge and want to grow and make something happen. 

I want to buy a four-plex within the next month before school starts full-time again for me online. Do you think owning and managing 7 rental properties while doing school full time is too much to take on? Or not really... I'm not extremely book smart, so it usually takes me longer to complete assignments and get things done. I really don't want to pay a property management company, and I want to push myself and do more than I think I can do. Sometimes I wish I had a family member or close friend who could manage my properties while focusing on school while trying to acquire more properties. I hate managing, and I enjoy looking for deals and closing on them. I just closed on a duplex last month, and now I want to buy a fourplex in the next month or two. My family said, "I'm doing too much and moving too fast" I just get bored very easily after I close a deal, so all I can think about is when I will buy another deal. I suffer from severe depression and anxiety and OCD and ADHD, which makes me this way, very impulsive and risk-taking. I had Tourettes as a child, not that this really matters, I guess. I've noticed that what most people consider a risk or something very risky, I consider something fun to do and give a shot at, even if it could screw your whole life over. It's like I have a "**** it type of personality, and whatever happens, happens." I've been in and out of psych wards multiple times, I get highs from making money, and that's about it in life. If I'm not growing and making money, I'm dying inside; I get bored very easily as well. Wow, I basically wrote a short autobiography of myself and got off topic so fast. I BLAME IT ON THE ADHD!

How do you figure out how much money you will pay in taxes at the end of the year on CF you made from your property. What is the percentage they use? I live in Illinois. 

Say I bought a home for 115k, and 4 years later, it's worth 160k, and I want to sell. How much would the govt tax me for capital gains? I Live in Illinois; if that helps, not sure if it matters what state you're in...

If I spend all my income from my properties on business-related expenses, technically, I made no money, so will I still have to pay any taxes? Wouldnt it be considered a loss. 

What can I do to the inside of a home to really make it pop and increase its value with as little money as possible. What are the main things that increase the value of a home. 

What are the best sites to determine what your property may rent for?

Hi guys, do I have to notice if I want to do work outside my rental property, like killing weeds or fixing up the landscaping, etc... Just something to do and keep me busy when I have the time to do so.
