Gabe there is a monthly meetup at Molly Spillanes in Mamaroneck by Deahouse and Hosted by SDF CAPITAL LLC. Kayla and Frank are great.

I suggest adding a local title sales rep to your team. Reach out and build rapport with one. Once a relationship has been established and they know you will be bringing  them a lot of business they will wait to get paid at closing. 

Title reps can provide you with great leads.

Since I'm based in Ny and I don't want to give you the wrong answer I reached out to one of my connects. According to my connect usually you have to wait until probate ends in the state of Florida. I recommend finding a local probate attorney that offers free initial consultations. 

Also make sure to perform a thorough title search prior to purchasing. Perform your DD

You must Market Market Market! post your deal on craigslist a few times a day and post on BP, attend the next local estate auction, Post deal on FB investing groups, attend a local REIA or reach out to the group organizer.

Remember to market the contract and not the house. Unless you are licensed you cannot sell the property for a fee. This can get you in big trouble with the real estate commision. You are selling your equitable interest which is the contract.
