Hi Tori. New development deals can be big projects to handle. I just became colleagues with a very respected BP developer from Oswego CO ( I think that's somewhat close to you) named @Jay Hinrichs. He invests down here in the south (Charleston SC). Perhaps you can befriend him and gain some of his knowledge and expertise. If anyone can tell you the insides and outs of development projects in CO, he could. Hope it helps. Good Luck.

If the home is in pre-foreclosure, it is still technically owned by the owner. Perhaps send out a handwritten or yellow letter conveying your interest in the property. I've seen (somewhere) that people will sometimes include a photo of he property on the letter as well to spice it up. Have you run the numbers using the remaining mortgage as an offer? Use the BP Calculators to perform a quick analysis to see. Either way, good luck.

Hi Jushua. Perhaps post more numbers so the forum can get a better picture of your analysis for this investment(s). What's your exit strategy? What type of neighborhood is it in? Financing? ROI? Cashflow? Taxes? ect.

Hi Ashley. Quick question...do you currently have this property under contract? I ask as you may want to keep the address confidential until doing so. I'm sure the good folks here at B.P. would never take advantage to scoop the property, but we can't say that about others.

But as to you calculations, have you tried the ? Perhaps go through it, insert the numbers and generate a report. Most times it helps to have the figures/graphs laid out to see. Then post the core numbers on the forum for us to analyze along with you. There are also instructional videos here to help walk you through the process. Hope that helps and good luck!
