Hi Sammy. If I'm understanding you correctly, you want to view projected equity as it related to your initial capital? Have you included figures for your future assumptions? The generated report of this should have a graph and numerical figures for projected equity, monthly cash flow, as well as, CoC ROI.

Hi Andrea. From the looks of things, if the numbers are correct, I would say the deal looks pretty promising. One thing I would suggest, is to perhaps still include the property management fees in case you run into unforeseen circumstances unless you plan to manage the unit for the life of the ownership. Otherwise looks pretty good. Congrats and good luck!

I agree with @Simon CoxMarco, I'm showing around 10.1% CoC, and that was at the 470K price point. But again, perhaps someone can chime in with other factors. Either way good luck.

Hi Linda. Welcome to BP. You mentioned a deal was presented to you? What are the numbers? How long do you have to close? Perhaps a commercial loan is good, however depending on the numbers, you may have other options. Hard Money lenders may be a way to go...keep in mind they will only supply up to (perhaps) 60-70% LTV. If you'll need financing on the rest, perhaps teaming up with other seasoned investors, or locating other private money. Shop the deal at your local REIA meetings. Contact other BP members who specialize in commercial deals. The good thing about commercial properties is that it depends more so on the performance of the asset. Hope that helps...and good luck.

Hi Marco. I'm going to follow this post as I'm interested to see what other investors more seasoned than I have to chime in. From my first look, I would ask a few questions:

1) What are/were the rehab costs (if any)? ARV?

2) Have you run market rent comps?...perhaps its better to analyze the low end to be safe.

3) Are you required to maintain "any/all" Utilities for tenants?

4) Are there any current tenants to offset some of the costs during acquisition?

Hi Devin. You may want to elaborate on what type of commercial building you're needing help with. Is it an office building, apartment complex, shopping strip ect? What strategies are you considering? What are the numbers?

Hi Patrick. I did a and there seems to be many suggestions for investor friendly insurance companies. Just make sure to get an Open Peril/All Inclusive type of policy. Some call them HO-3/DP-3 style policies. That way you'll have the most coverage for unforeseen circumstances. Hope that helps.

Hi Carolina. Perhaps my contacts are a little dirty, but is that $585 per month in taxes??? That seems awfully high for a triplex with two or less beds per unit. I would think the taxes alone is enough to chew up any potential profits. Perhaps run these numbers through the BP Calculator with those taxes and with a projected/comp reduced tax rate. Also, how long would an appeal take, because we all know how slow government paperwork can take. Just my thoughts.

Hi Spencer. Firstly welcome to Bigger Pockets and thank you for your dedication and service to our country. I'm back and forth from Atlanta to North Charleston often...and I'm familiar with that Base on Dorchester. Haven't had the pleasure of landing any deals up there though. But from what I've researched, and from other investors on here speak of its a pretty good market to be in. From past posts, I see investors in the Park Circle and certain places in Mt. Pleasant near Dunes. Check with Jay Hinrichs and Russ Scheider. From reading their posts, they're making moves. Perhaps you guys can link up on some deals. Of when I get back to town, perhaps we can hash out some strategies and JV on some deals as well. Either way, good luck.
