@Charity Suttles I focused on properties that closed escrow prior to 1998, the rental market here is so strong I decided against targeting absentee owners, after my first mailer which was a mix. 

I don't know much yet but glad to help in anyway I can.

@Charity Suttles Thank you and that's a great question! I suppose besides starting sooner, I would have worked more serious on a buyers list which is somewhat important when you are wholesaling, I just felt getting a property under contract would be harder and more important. Nevertheless, my buyers list is now 20 plus so it is working itself out. Lastly, I can't stress enough the importance of hand addressing your direct mail envelopes and applying a regular first class stamp, as your open rate is much greater and in my opinion Wednesdays are the best day to drop your mailings.

@LaTanyaCochram  1. Find a seasoned investor that will mentor you, meet once a week for an hour or two buy their lunch/dinner/cocktails or whatever necessary their time is valuable. 2. Read Books 3. Read Bigger Pockets and other blogs etc. 4. TAKE ACTION NOW - In other words do what your mentor tells you to do and do it consistently. 

Now for me I started a TARGETED Direct Mail Campaign sending 1,300 letters and or flyers a month which is what my mentor told me to do. Once the phone rings you know the drill, treat people the way you want to be treated.

PS Since this post I have received 3 calls from the mailer that dropped on Wednesday, 2 asked to be removed from my list, the other asked me to call him on September 15th, Praise be to God!

Finally closed my first "Wholesale Deal" last Friday,,,,,Currently have 3 warm leads in the hopper and just dropped my 3rd direct mail letter Wednesday......Loving it, can't wait until I have my own CA$H!

Jessica, you should post the AD here, some expert buy and hold investors might have some sound advice on your "COPY", probably not the issue but the right ad can sometimes do wonders. 

I currently have no RENTALS, so am no help.
