@Melissa Dorman, Melissa, I'm a newbie investor, but one thong you should know is that the market here is EXTREMELY HOT, a lot of homes sell for over LIST price and within days of hitting MLS. Personally I love SE Portland but there are cool/trendy/hip neighborhoods everywhere.

Yeah, so I found a much more intelligent escrow officer that walked me through how to do this legally and even sent me the proper forms, HECK YEAH BOY! No paying the Transactional Funder 1.75% for the use of funds for an hour or so! Again this is my first deal so I was given an escrow officer as green at REI deals as I am at making them, making the switch soon.

I'm nervous that the owner might balk at the fee I'm earning and I can't afford to sue him right now and he doesn't have anything for me to get but equity anyway.

@SteuartWright Yes the exact same list minus those who asked to be removed of course and a few returned as un-deliverable. Direct mail typically takes a minimum of three touches to have an impact, however as someone else mentioned earlier in this thread the over saturation can have a positive effect on your results especially if your piece stands out or is appealing in some sort of a different way. 

My second piece is different in many ways, size, look etc however the message is still short, to the point and most importantly makes it very clear we are unashamedly different from our competition.

Good morning/afternoon! 

Although I have no experience in Philly, heck I'm a brand new player myself, yet it would be hard for me to believe that your market could be more saturated than the market here in Portland OR, as it is extremely HOT market here right now and I have seen dozens of direct mail pieces from out of state investors even. 

Here is what I did, first I hung out with an experienced investor for 6 months sponging everything I could from him, secondly I lurked around a lot of sites including this one, thirdly I read about 4 books and have 4 or 5 more on my desk now, I also attended a high priced weekend seminar that a friend paid for but his wife did not want to attend so I went for free.  Then most importantly I TOOK ACTION, by analyzing an amazing amount of direct mail pieces from other investors here, and wrote my first letter using an approach that was a complete 180 degree flip of what others were doing. First drop was 1,300 4 weeks ago (second mailing almost ready to drop next Wednesday) and although my mentor said not to expect any positive response until my second or third mailing I got 4 hits and already have one property under contract. Yes I have still have so much too learn, but what better way to learn than diving in head first. I recommend you take action NOW!

Greetings, I've not found a better less expensive place for clothing items including printed WHITE TEE's for $3.49 or COLORED TEE's for $5.49 than this company.
