@Jay Hinrichs I have a friend who is a licensed agent in Oregon, is it against the law if I call him and verify what you said since I don't know you from Adam? He's probably been selling property here as long as you have and even if he hasn't done his CE yet he will certainly look into it for me. 

What does the deal I sent you 10 months ago have to do with anything since you admitted it just changed? It was not illegal at the time obviously because you were interested in looking at the deal, DUH!

I got news for you Mr @John Thedford  when you say this you are unwise in making such a "BLANKET" statement: "The unlicensed brokers trying to piggy back additional fees are breaking the law (no surprise there) and definitely don't add value."  And quite honestly I find it offensive.  

In Oregon where I wholesale the only way I would be breaking the law was if I dishonestly represented myself as a licensed real estate broker/professional and I can assure you that not only do I not do this, I make all of my sellers sign a document stating that I am only representing myself as a REI and that I have never been a licensed realtor in this state or any other state.

Trevor, welcome to BP! I'm a really new wholesaler just starting in 2016 only closing one deal. My mentor who is very successful started a long time ago using direct mail to targeted zip codes, so I followed his lead. Hand address and stamp every envelope, time consuming for sure but your OPEN RATE is much higher. I send a 1,000 at a time. Get your mailing list from a title company, just inform them your a new investor and promise to use them for closing any deals you get from the list. 

I like the assignment route and my sellers never asked one question when I showed up with the contract naming my LLC and/or assigns as buyer, a couple of weeks before the close I met with them and explained how the assignment worked that the numbers did not change and they never questioned it, closed on time with out a hitch. There are lots of free forms on the BP site here for download, my sellers were older and wanted the Arizona specific real estate contract so I had a realtor friend get me one, gave him a cigar and he was happy!

Post: Whats the market like in "Medical Lake" in Washington State?

Greetings friends, I have an opportunity to purchase a small home in this community for what appears to be a super value, a friend owns it and he says it needs about $5 to $10K in rehab work. It's only a 1 bed 1 bath home but on a large lot and so an addition could be made to add square footage. Does anyone have current local knowledge of the market in this community right now?

Mark, the two responses are on the money, but I grew up in "MUGGY" Oklahoma City and thus even though the climate here is much more favorable I simply have to have AC to sleep. Since you are from a muggy climate as well I wanted to make sure to had another another perspective.

I've only closed one wholesale deal so far here in Portland, but I used Fidelity, very seamless and easy. Chris Burdick is the marketing rep at The Hollywood Branch here locally, obviously not Hollywood CA!
