We will have to wait to see how market will respond to this move. Zillow is risking its #1 position by introducing paywall. People will start exploring other options. On the long run, this move opens door for competition to move up as Zillow users start looking for other options...

$40/month is too steep. I'll be glad to take my business elsewhere. Facebook Marketplace is going to pickup a lot of former Zillow clients... For people saying it is cost of doing business, I hope you rent your apartment within a week.

@Kevin Reinell. Are these sellers in HOA communities? Some HOA are not FHA qualified. I dont see a reason why a seller wont accept FHA unless the house wont pass FHA appraisal or HOA isnt FHA qualified.

I'm having problem with my sub-tenant. I subleased my apartment couple of months ago with landlord's permission. Now in the last month of the sublease, my sub-tenant is refusing to pay the agreed amount saying landlord didnt repair heater in a timely fashion last month. From my understanding, you can only deduct rent if you paid out of pocket but my sub-tenant is only charging for inconvenience. Now that she withheld rent, landlord is holding me liable for rent balance. What are my options? Can I evict this sub-tenant?

@Erik Whiting expecting a section 8 tenant to make 3x the rent defeat the purpose of Section 8 program. People who make that much wont qualify for Section voucher. @Patti Robertson hit the nail on the head. Income = atleats 1x the rent makes more sense to me.

@Nathan G. I hope you have enough money in the bank to cover all your 300 tenants if disaster ever happen. Managing renter insurance shouldnt be that hard if you have a process in place.
