Hi Jennifer, for current markets, chances are that you would overpay to acquire a property or ended up buying one showing cash flow "In Theory" but you would have tenants not paying after few months. I stopped working on SFH, small multies. Feel free to DM me as I feel that I was in the same shoes few months ago, and realized a big time in multifamily investment thru the proper education. @Abdul Jabar Question back to youself. How mich effort and time can you commit? Are you allowed to manage construction process while you are keeping your work?

@Pritam Karmakar You would have to consider many different factors than just good schooling, development, etc. "Better" can be too many different aspects. You need to research the market based on how the property is sustainable, not just like everyone else is buying homes, So should I? 

WA in general, many landlords are suffering running a buy and hold rental property. The "Only" working strategy overall is buy n flip but you would need a lot of capital upfront to reposition the property up to date or "Hard Money" with 10-13% interest rate. (about $1200 Interest a month for $100,000 hard money loan)

As long as the rent moratorium is in place in WA, high chance is that you would provide a free housing. I know your challenges and frustrations as I'm local here too. DM me to network and we can discuss about passive income!

@Patrick Flanagan just wanted to make a generic comment here. Investing in real estate out of state should be throughly researched than just a projected cash flow. Hope people can google first “how to find a market for real estate” and go thru all the xyz variables before jumping on!

I found that this article online was informational for me and future LPs so I can answer some, but I will just keep this myself.
