To open escrow, we need a signed contract and earnest money deposit check that we give to our title agency. 

If we are wholesaling and assigning the contract to another buyer, what happens to our earnest money check? How do we get that back since we won't be the ones closing? 

Also, if the we give the EMD check to the title agency do they hold the check until it's needed or do they cash it?

@Ehsan Rishat Thanks a lot! If you don't mind me asking, what is your time frame between touches? I set an initial wait time for four weeks. Is that too long? Not long enough?

I started an LLC and when I close my first deal, I want to pay myself back for all the expenses that came up when starting the business.

If I needed to hire an independent contractor for a few things, is this also something I can reimburse myself at a later date?

I am starting out on my first marketing campaign. I'll be cold calling. I live and operate out of AZ so naturally my 5 zip codes are the zip codes for AZ. The lists I am going off of have both in state and out of state numbers. My business partner and I are going back and forth about whether or not to call the out of state numbers. We do not have the funds to pay $63 per zip code that we need. I read a recent post on BP about there being some sort of loophole that we have as real estate investors since we aren't selling anything.

My question is: should we call the out of state numbers or not? 

Extra context: We have a big list and some of them, I wasn't able to find phone numbers. Instead of tossing them out, I decided to keep them and use them for a direct mail campaign and email campaign. Should I add those with out of state numbers to either of these two campaigns and not risk it altogether?

When I filed my articles of organization, I used my home address as my business address but I don't want to do that on a contract, especially since I live in an apartment.

Can I sign up for a PO Box and use that address on my contracts or do I have to use my home address since that's how I filed my articles?
