I live in Northern Virginia and have properties in several other states.  I would like to reiterate what @Brian Adams said - you still must be a hands-on owner.  Don't assume that because you are giving them 10%, that the property manager is always looking out for your best interest.  They often have much stronger relationships with the contractors they use, than with you.  Do lots of research -- and be willing to go visit to make sure they are running your properties the way you want them to.

There are opportunities in Hampton Roads, why are you looking out of state?

It's not so much a question of what Virginia allows as what MO allows.  If they allow for remotely closing, then they may allow multiple sets of documents to be considered as one.  If so, then you may be able to have your wife sign one set of docs and you sign another.  Each set notarized for the person signing. It's worth asking.
