Welcome to BP! I'm also in the NOVA area. We are also fairly new. I haven't found a REIA near me, yet, so I can't help there. I am relying on an investor friendly real estate agent as well as investor friendly loan officers/mortgage brokers. I'm focusing on southern fairfax and Prince William counties as most of Fairfax is way too expensive. I'm also looking out of state to find more reasonable prices. You can buy the entire house in some places for less than the down payment in most of Fairfax County.

As per @Lynn M. we have counties that enforce laws related to how many unrelated people can live in a home.  It's designed more to keep a home from becoming a boarding house.  It doesn't affect a pair of roommates as much as a group all sharing a home.

Welcome! We used to live down by you and now live out in Loudoun County. Northern VA is pricey, but there are deals around, you just need to hunt them down. Southern Fairfax County might be a good place for you to look. Good luck!

Baltimore has some incredible deals, but I've been afraid to go there since I don't know the neighborhoods and some aren't going to recover anytime soon.  I wish I did understand the market, because the prices are really enticing.  Good luck!
