Can someone try to list in steps how the subject to takes place? I'm having trouble getting financing, but I explained the concept of subject to the seller and he is willing to do sub to. Thanks for your help everyone.

I'm trying to get financing on my first investment property for my first "flip"that I found and have under contract for a good price. I'm 20 and I have roughly a 640 credit score. I make 35,000 yearly. And they said I am approved for the first home buyer loan. But I would have to live in it for a year or more until I could sell. Since I will not be living in the property. A Section 8 tenant is living there right now, until the property is sold. They put the loan in a differnet category. And I do not qualify for the commercial loan they said it is. Even with a co-signer?!?! Any suggestions? Thanks, Justin.

3 bed 2 bath. 1100sqft all elec. I pay utilities. The man selling lost his job. And he needs the money. He was asking 35k but over the past month he became more desperate to sell.

This is going to be my first deal. Tax assessor says it's worth 47,667 House across the street and next door sold for 66k and 62k in past years. I have the house under contract for 18,000 has section 8 tenant that pays 658 monthly. My mortgage is 270 Needs new roof. New carpet. My dad is holding my hand through this deal as we'll but I would like the community's opinion also. Thanks guys, Justin turner.
