Congrats on paying off the debt, I did the same in the past. Good luck finding 1s property in BC. I'm in the county too, and the market is extremely hot right now.

I was very intrigue last year when the Opportunity Zone Funds was being develop, even participated in Webinar call-ins as state started listing potential locations for OZ Funds, this moved fast, but the Capital Gains requirement left me out of investing. Then last week, as I drove thru Englewood, NJ I notice a huge sign "Opportunity Zone Property" near downtown. Actually a nice area that i would invest in, but don't know how to do so at this time. Are there any other options outside of Capital Gains driven Qualified Opportunity Funds? Also great info on OZs via Enterprise https://www.enterprisecommunity.org/opportunity360
