@Ben Hardy, we are interested in Maine opportunities, both value-add and development including industrial, multi-family, and off-market luxury home build (or fix/flip) opportunities. I checked out the Portland area (90 minutes from home) about 4-5 years ago, but never found something that worked. I also have a partner who is seeking trailer or RV park opportunities in Maine.

@Shiloh Lundahl - Totally depends on how many more million I have liquid. However...Cash is King! 

It's funny that this crossed my mind a few weeks ago while syndicating a deal where each person was cutting $1 million checks and one guy told me, "my wife is very nervous, we've never written a $1M check before" - but he's getting 15% expectation of at least 3x on that deal, so I'm guessing he's got a few more million to fall back on.

At some point the equation just becomes "How much is the Govt. going to try to take from me to waste it inefficiently vs. how much good can I do for both my family and others with that same cash??!!"

99% of us on BP do not yet have 7-8 figures in cash in the bank.

Take the cash. Make it rain.

Helllloooo South Miami Beach...is there a block on the incoming wire from down south??!!  Anybody from Miami have an opinion on the Mixed Use situation there?

We are considering providing equity as part of a development team building mixed-use infill projects in South Miami Beach. Really looking for knowledge and informed opinions on pre-COVID and post-COVID trends in South Miami beach within 2-3 blocks of ocean (retail, office, living, STR, LTR, etc.) Also, any knowledge of Class A and/or Class B (rehab) building costs in this area - general measures of PSF for commercial. Biggest risks? Do you consider this area very risk-mitigated for developers or risky? Thanks!

I am considering an industrial property (Class B) in Carol Stream, IL, which would yield a short-term absolute NNN, but give at least 6-months of vacant-while-receiving rent to get new tenants in and property also has great room for expansion. If anyone has experience in this geography, I would like to know your thoughts on the area, the cap rates, and future trends (good or bad) - Thanks!
