@Account Closed..seeing similar trends in my area.  Many listings appear to be very close to market valuations now, even after the FirstLook period.

For those who are landlords in Seattle, should one of these city-mandated "first-come, first-served" tenants with "non-labor" sources of income have that money stream disrupted to the point that they don't pay rent, what timeframe Is required to evict such a tenant once you initiate proceedings? Like so many other examples of statist legislation, this attempt at "progressive engineering" will have unintended consequences.

How well is Atlantic City even holding up economically with the casino issues of the past few years? Saw an article recently where discussions around a casino closer to NYC have been undertaken.  Might wanna keep an eye on all that.

I hear ya, Daniel. American Homes 4 Rent has bought several houses in suburban neighborhoods I current invest in within my local area. I've strongly considered TK SFH to expand my investment "footprint", but haven't pulled the trigger yet as I have been seriously looking at smaller MFH opportunities (which haven't been good deals, BTW).

Congrats, @Daniel Toshner! I've keep my SFH portfolio in my local area and haven't tried the TK approach outside of it. You'll have to keep posting about your experiences going forward as I keep seeing mixed feedback about TK investing in some markets.

Would LOVE to get into MFH investments. But the limited number of available MF listings in my area (7-12 units) are simply "priced to perfection" with abysmal cash flow on a yearly basis comparable with just ONE of the SFH rentals I own! (Not to mention some optimistic pro formas). Partnering would definitely be my preferred route for sure.

@Annie Li...since you said you are now listing for regular tenants, how are these rentals being marketed? Trulia and Zillow merely show the "public record" for your properties, and nothing about them being available for rent.  When my property manager lists rentals, we blanket as many avenues as possible to attract prospective tenants.

@Jesse Mistretta...townhouses can work, but as others have stated, an HOA can be the "X factor" in your investment decisions. Definitely check the CC&Rs and the financial health of the HOA. Also make sure to include language in the tenant contract that your tenants will obey those regulations, lest you get "nasty grams" about crap on the front porch or unattended landscaping (assuming the tenant will be responsible). Where I live, I've tended to find they rent pretty quickly and stay leased.

@Kristine Eickman...you say this "buyer" has pulled the same crap on other buyers.  How many others were you able to confirm? Makes me wonder if he's using the same agent to do these.  If so, that agent must surely have some ethical challenges of his own by this point.

Thanks, @David Fernandez. I agree it's going to be hard to predict exactly what will occur. But as you said...if thousands of new units are pending with potentially fewer buyers, it sounds like the set up for further pullbacks may come into play. I've been seriously contemplating dipping my toe into the south FL market for a while, but am not solely locked into condos. Good SFH deals would certainly be of interest as well if they are also seeing similar downward trends. Sounds like 2017 may be an important year to watch economically.
