@Richard Capers Jr...what primary differences do you note between the Augusta REIA group and AORE meetings, especially types of RE investors? Just curious...haven't been to AORE before.

@James W...REO Land has gotten more competitive. It's true that you CAN find good deals, but even with modest discounts you may be putting in multiple offers just to snag one deal due to competition. And I'm seeing more REOs priced much closer to local market comps even with things missing, like refrigerators and dishwashers. If you have a way of locating off market leads, that may be a fruitful aporoach to add to your search "tool kit".

To the "land lovers" out there, I have an opportunity to purchase two parcels (about 0.80 acres per parcel) side by side in an area with development around them (so not directly in a subdivision, but with frontage access to a secondary highway).  My questions are:

1) When buying with cash, do you go to the trouble of insuring land plots if you don't intend to hold for the intermediate to long term (> 3-5 years)?

2) If you are interested in approaching builders/developers, do you go to the trouble of getting sewer, water, etc onto the plot? Or do you leave that up to the party who may buy the property? I would likely consider a perc test if there were no utilities nearby...still need to check with the local zoning authority.

@Jeff B. is absolutely right. I had to walk the sellers of the last FSBO I acquired through the steps I was taking right up to close. To their credit, they were flexible so it worked out well in the end. It helped to spend time with them on the front end to understand their motivations and what they wanted out of it.

@David Goings Certainly can't hurt to offer an incentive like a 4% commission to an buyer's agent. Also, if you have a buddy who's an agent, you might explore a flat fee MLS listing. Get better exposure for your FSBO than just a sign in the yard.

Way to go! Crappy month for REOs on my end, although I certainly didn't submit hundreds of offers. Priced close or right at to market, with very little budging by either the VA or banks. Eyeballing a few that are inching down in price though.

@Paul Birkett...fantastic presentation of the Corelogic analyses. I'm seeing similar trends with the housing stock in Georgia. Townhouses and smaller SFH at lower than premium price points seem to move within days, especially during the prime rental season. The presence of a major Army base and the state medical school locally helps support demand at that price point. The upper end homes? They seem to linger on the rental market for weeks or even months. And the rental rates don't seem to scale well at that higher home price point either.

Looking forward to more details from the Corelogic assessment and forecasts.

@Edison Couba...welcome to the forums! Lot of investors from the CSRA.  The deals are out there if you get your hustle on.  With the continued growth here, we should continue to see a strengthening rental market.

What Mike said above...it can be quite a grab bag. But those owners put a number on those signs for a reason. And you can find some good deals. But just have a thick skin as some FSBO owners believe they own the American version of Buckingham Palace, which is reflected in their asking price.
