Just run a fence down the middle, if you own it, it's your prerogative to do so.

There is not enough information here for folks to help you. What are the price points and how much money do you have for a down payment? Sounds like you need a place to live which I would say should be priority number one. You say you're priced out of SFH's but then also you say should we buy a starter home which is confusing.

Do one thing and do it well, there is too much involved for you to do both at the level you would need to gain and retain clients.

I know that here in Columbus, Ohio they will use the most current notice so if you try to file for non payment after posting a 60-day notice you would need to repost your 60-day and start over if you don't win your non payment case. Good luck, depending on how things are working in your jurisdiction you may be better off just waiting the 60-days (you know they won't be out after that) and then going to court.

It could be possible depending on your jurisdiction. However, before you invest a bunch of capital into doing so, clear it will a real estate attorney so you know you're good.

Call the electric company and ask them, that is going to be your best bet to make sure you're in the clear. Unless someone on BP works for your electric company that is.

How did you obtain the data? That's probably the crux of your question. The MLS data is owned by the National Associate of Realtors. However some of the data is also public record. To answer your final question what could the NAR do? They could sue you I suppose.

You're usually better off cutting your losses and just getting the property back up and running. Collecting is going to be very difficult and you're time and money will most likely be greater than the amount of back rent. That being said if its substantial amount, I would suggest getting help from your lawyer.
