I never did the work myself on any flips. 

There is so much more work involved in new construction. You really need to do it at scale to be successful which takes much more capitol. Hard to really compare the two imo. 

I would look into a private lender or perhaps a portfolio/commercial lender who is willing to take more of a risk.

Columbus is great for appreciation and cashflow with lots of building going on. Our biggest issue that a lot of markets are seeing right now is low inventory. Lots of job and population growth here. Good luck!

@Jordan Garcia has a good recommendation here. You most likely will have many options and it will be in your best interest to discuss with a banker your situation and goals and then let them steer you. 

You will most likely need to speak with many landlords before you find some that are willing to allow you to do this. I don't know of any cheat codes, I would start calling private landlords from rental listings in your area. 

Some options you could try:

- Call local Realtors who work with investors, they may have someone in mind. 

- Get on local REI facebook groups and put yourself out there.

- Find someone here on BP. 

- Go local REI Meetups and meet folks.
