Hey Mitch,
In terms of leverage you're going to do the best with an owner-occupied loan if you can get it.
Some of our clients will end up getting a conventional loan on their property if they're planning to keep it as a rental then quit claim title into an LLC later on down the line. Check with your lender to make sure this doesn't trigger a due on sale clause for your loan. That tends to be the happy middle ground if you can get all of your bases covered.

Sounds like you might need to get your realtor a book from the BP bookstore hahaha.
If you have the ability to keep it I'd recommend doing so. Wait for affordability to go back up and capitalize on that when it brings an influx of buyers back into the market.
For the time being there is going to be someone on this site that will take you up on running it as a house hack. See if there are any meetups in your area, this might be the highest ROI on your time in terms of getting people and systems in place to handle this for you.
