@Courtney Wheeler If the property needs any kind of work it might make sense to go with a Hard Money lender to get the property and do some of the initial work to build equity.  In that case, I would recommend Intrust Funding.

 Then for a traditional mortgage, I would contact Jason Tsang at On Q Financial.

Hi @Daniel Matthew I've been working in this market for over 10 years, many of my clients are new investors just like yourself, asking the same questions.  I host a class twice per week where I go over how to invest in your first cash flow.  There's a lot of talk about the market in Seattle right now and debate on whether or not you can cash flow.  It's definitely possible, but it is a competitive market.   A lot of investors are starting to look in the Tacoma area as well, as that market is starting to pick up.

Cash invested: $450,000
Sale price: $2,349,000

Great cash flow investment in Seattle. Incredible cap rate and amazing location. Right off of I90 and I5, easy access to transport options with views of Lake Washington. A little reno went into each unit to update appliances and kitchens, making it easier to up rental rates.

How did you finance this deal?

I used funding from Intrust Funding.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $1,100,000
Cash invested: $125,000
Sale price: $1,570,000

This was a great buy & hold deal. The location was perfect, with great views of the water and nice living spaces. Each unit is a good size with a large bedroom and bathroom which elevated the earning potential of each unit.

How did you finance this deal?

I used Intrust Funding to fund the entire project.
