2/2/1 with split floor plan. Tenants in place until January. They pay 975 per month and are unlikely to move if you want to keep them as they are tied to the school district. I gave them notice that I am not renewing because I plan to sell the home to purchase another project, but they certainly would stay. home is functional as a rental, but would require updating to flip. No leaks and ac works great.

Priced right 3 bed 2 bath and 2 car garage with pool. Most other 3 bed pool homes will run 185k, minimum, in this market. 1366 Godfrey Ave, Spring Hill, Florida.
Large fenced yard and wooded rear yard (privacy) and in-ground pool. no carpet! (will rent for between 1200-1400) ac new in 2015. vacant now.
Or flip cheap.

I currently use a central New York based CPA that I have not been overly impressed with. Does anyone have a recommendation for a solid Real estate savvy tax professional. I live in Florida but i currently mail everything to my CPA so location, I don't think matters.

Has anyone been able to find 15 year fixed rate financing for investment properties. I've talked to several small Banks and they all do 5 years with 15 year amortization only. I'm not interested in paying the minimum and then hoping I can refinance later so what I'm doing now is paying them off quicker but I would like to at some point start cash flowing on these properties with 15 year loans. Any banks on the west coast of Florida doing this?

thank you for the reply. It is just under 1100 Sq ft. Zillow had it at 127k and realtor.com has it at 110k. I'd list for 115k. I am told the roof and foundation are sound as is the detached 2 car. Thanks again
